M3 Multifamily, LLC is focused on the acquisition of apartment communities in several key markets across the country.
M3 Fund #3, was closed to new investors in December of 2016. A total of $25 million was committed, and capital will be deployed into a handful of apartment communities using long term, low leveraged fixed rate debt.
The most recent acquisitions for Fund #3 are Centennial Crossing Apartments, located in Nashville, TN, which was purchased in January of 2017, and Avilla Marana in Tucson, AZ which was purchased in December of 2017.

M3 Multifamily Fund #1
In late 2010, M3 closed Fund #1 totaling 22.6 million. The goal for Fund #1 of these investment vehicles was to acquire, renovate, and successfully operate Class B and C properties, providing investors with strong yields using modest leverage. M3 is the sole managing member of the Fund as well as the property manager for all properties in its portfolio.
Since inception, Fund #1 has returned a net cash-on-cash yield to the investors of 8.6% (through 2014 Q4). The great majority of the actual cash yield has been tax-sheltered.
