Our Firm

M3 Multifamily was formed in 2008 by John Mosby and Jon Martin for the purpose of acquiring, repositioning, developing and managing multifamily assets as a tax efficient investment strategy.  We hold these investments long term and with conservative borrowing.  Our investment and asset management decisions are made through the lens of an operator, not as a passive fund manager.  The Principals of M3 are daily active managers of the investment portfolio.

M3 has raised $135 million of investor equity and placed another $200 million of debt across a portfolio of seventeen multifamily communities totaling over 3,158 units.  Current holdings include eleven properties located in Austin/Round Rock, Nashville and Tucson.

Founder and Partner

Jon Martin

Jon specializes in financial matters for the company, including project financing, acquisition, due diligence, development and renovation planning. Jon has been in the residential real estate development and management industry since 1985. Jon also heads up corporate structure and financial modeling, having created a proprietary analysis tool that allows M3 to study risk sensitivity of its potential investment under a variety of economic conditions. Jon also has substantial experience with legal, insurance and title matters, as well as direct construction management experience. Jon received a double Bachelor of Arts in Economics and Spanish from Claremont McKenna College.
John Mosby

John Mosby

John specializes in the acquisition, asset management and operational management of each property and has been in the multifamily housing industry since 1989. Prior to forming M3 Multifamily, John was a Vice President with NALS for 11 years and was responsible for asset management on over 6,000 apartment units in Arizona, New Mexico, Texas, Georgia and North Carolina. Throughout his career, John has overseen the management of over forty multifamily communities in twelve cities, and has extensive experience in acquisitions, due diligence, inspections, staff management, regulatory administration, asset repositioning and renovation. John received a Bachelor of Arts in Economics from the University of California, Irvine.
Michael Bracy

Michael Bracy

Michael joined M3 in 2012 as an Analyst during the latter stage of the M3 Fund #1 investment period and is now a partner and integral component of M3’s growth trajectory. Alongside the M3 founders, Michael played a meaningful role in expanding the portfolio from approximately 750 units to nearly 3,000 units across multiple geographies. Michael is responsible for an array of financial responsibilities, including identifying potential investment opportunities, underwriting, due diligence and market research, debt origination, dispositions as well as asset management functions such as investment performance, tax reporting and managing M3’s credit obligations. Michael received a Bachelor of Arts in Business Economics from the University of California, Santa Barbara.
